01 The Problem

The work is won on the number. The number is buried under everything around it.

A drawing set lands and the clock starts: reading every sheet, building the scope trade by trade, catching where the drawings and the specs quietly disagree, then, after the award, chasing signatures, insurance certificates, and sub paperwork by hand while the next bid is already due.

None of that is the judgment a contractor gets paid for. All of it stands between the estimator and the number.

02 What It Does

Two engines, built in the order the work actually happens.

  • Structured Takeoff. Drawing sets, native or scanned, read for scope and quantity, trade by trade, cited back to the sheet they came from. Photograph sheets on site from a phone and they feed the same pipeline.
  • Drawing & Spec Conflict Detection. The number-one source of estimating errors, per the estimators we build for: two documents that disagree. The system flags the conflict before bid day, cited by sheet.
  • Subcontractor Purchasing. Award emails in your office's own format, the full compliance packet attached, insurance requirements, sample COI, the right tax certificate for the job type, and cost-sheet tracking from award through signed PO.
  • E-Signature, Certified. Purchase orders and proposals signed on a page, not printed, signed, and scanned. Every signature carries a certificate: who, when, from where.
  • COI Watch. Insurance certificates tracked to their expiry dates, with reminders before an expired certificate becomes an exposure on an active site.
  • A Desk for the Estimator. Not one login for the office, a second, complete surface the estimator runs himself, phone-friendly, so purchasing never bottlenecks on one screen.
  • Multi-Project by Design. Several live jobs at once, each with its own numbering, packet, and budget, because that is how a GC actually runs.

The system reads the drawings. The pricing stays yours.

The one rule every engine obeys Scope and quantity are extracted. A price is never invented.
03 MBE to MBE

Certified on both sides of the build.

Great Breads Studio is an NMSDC-certified MBE, the same registry most certified contractors hold their own certification in. For a certified GC, that means the spend on your operating system can count toward the supplier-diversity commitments your own corporate clients report on.

It also means the system is built by a firm that knows what a contracting officer reads past performance for, because we compete for public-sector work ourselves.

04 The Proof

This is not a concept. It runs a real desk today.

The first Construction OS runs live at Integral Construction of NY, a certified MBE general contractor building corporate interiors for names like Art Basel, Paramount, and Optum. Estimating and purchasing are in daily use, shaped in direct conversation with the principal and the estimator who run the bids.
