A-003 For new primes

You just became a prime. The subs, POs and pay apps are yours now.

A first prime contract moves the work onto your desk. You issue POs to subs. You write change orders. You bill on the AIA G702 and G703 and carry retainage. You collect lien waivers and insurance certificates. Most firms run this from a spreadsheet, an inbox and one person’s memory.

AsBuilt, the Contractor OS, keeps it on one record. A PO goes to the sub on your letterhead with a link to sign, and the sub needs no account. The owner approves a change order on a link. The pay application builds from the same job.

Who it is for

A certified general contractor or construction manager, the prime on its contracts, doing about $3M to $30M a year. New York metro first.

Who it is not for

Subcontractors, suppliers and developers. If you are a sub, you do not buy this. When a GC on AsBuilt sends you a PO, you sign it on a link, and you can keep a free As-Built Record of every PO you sign. Open your record.

A-003.1 What lands on you

Seven things a prime carries, and what AsBuilt does with each.

Each one is marked for what it is today. In use: running every day at Integral Construction of NY. Built: in the product, not yet in daily use at a client.

The prime’s deskState today
SubsEach sub is on one list, with the POs it has signed on your jobs. It signs on a link, with no account and nothing to install.
IN USE
Purchase ordersEach PO is generated on your letterhead with the compliance packet attached and sent to the sub with a link to review and sign. You see which POs are out, which are signed and which still wait.
IN USE
Change ordersA change is raised, priced off the job’s own markup and sent as a numbered letter. The owner approves or rejects it on a link, and the decision is stamped to the record. Only an executed change order moves the contract sum.
IN USE
Pay applicationsThe G702 and G703 build from the schedule of values, with retainage set line by line and earlier applications carried forward.
IN USE
Lien waiversGenerated from the same record as the pay application: conditional before a payment, unconditional after it.
IN USE
Insurance certificatesCollected with each PO and kept on the job. AsBuilt does not yet check a certificate’s coverage for you.
BUILT
Certified payrollOn a covered public job, a certified payroll record for each period, built from the worker hours on the job. Your payroll provider still runs payroll.
BUILT

No time saved and no dollar figure is promised here. AsBuilt does not make the City or any owner pay faster. It keeps the record a payment depends on.

A-003.2 In use

Integral Construction of NY, every day.

A New York City general contractor for corporate interiors. It runs purchasing, owner change orders, AIA billing and lien waivers on AsBuilt, signed in from its own website.

Other desks are built and not yet in daily use there: field capture, meeting minutes, the two-week lookahead and the prequalification package.

A-003.3 Why we built it

Four or five systems to serve one buyer.

Mark Riley sold cars at Asbury Automotive, more than 150 dealerships. Serving one buyer took four or five systems, each with its own login. Asbury moved to Tekion, and the time to serve a buyer came down. What Tekion built for car dealers, we build for contractors.

A-003.4 The Read

Twenty minutes, with Mark.

Free, with Mark Riley, Founder and CEO. We map every system you use to serve one job and show where the record breaks. Bring your contract and your last PO.

After the Read, one ladder: the Buyer-Ready Kit, the Build and Studio Care. The price list is published at runorrery.com/pricing.
